Dick Jonilonis has provided property management systems services at least a decade for me and the properties I managed. In more recent times in late 2011) I contacted him as the controller and office manager of a corporate diverse portfolio. The initial effort involved a requirement of evaluating , selecting and implementing a property management system and configuration for the portfolio of approximately 400 units including a number of small commercial properties plus the back office operations of a number of hotels . We chose theRent Manager Professional system with potential for growth and some remote operations using Microsoft Terminal Server.
We purchased the system and Dick was present during the installation and a number of the implementations sessions. He assisted in the conversion of some of the data which was on a QuickBooks system of marginal accuracy. Other major efforts he assisted with included the implementation of the CAM Module and integration and implementation of Paychex Payroll.
He provided quarterly newsletters and promoted the use of advance features. He also promoted the conversion of bank accounts to another local bank that provided special benefits based on account balances. That bank covered the cost of most of the system expansion and the annual MSR’s saving the company thousands of dollars. I have known and worked with Dick Jonilonis for over 15 years. He has always been conscientious, knowledgeable in his field, and very responsive to our needs both with Yardi and more recently with Rent Manager.
It is while partnering with another property management company in the late 1990’s and early 2000’s that I was originally introduced to Mr. Jonilonis. His facility both with people as well as his deep knowledge of the software and industry it served was evident. From time to time software programs develop problems or staff has made errors in entry that can become quite difficult to unravel. .
I recall one particular instance with a young staff member, who left quite a tangle of errors in her use of the program, which seemingly was part of the cause of her abrupt departure. Upon discover of the errors she had made, Mr. Jonilonis came to our rescue to untangle what was done and helped make the correct entries to get us back on track.
He was and continues to be an essential part of business operations. He has helped implement our recent move to Rent Manager including the sometimes delicate switch over between programs that can come when an older program has experienced some data corruption. We appreciate his efforts on our behalf and wish him all the best in this exciting addition to his activities.
Since 2001, Dick Jonilonis has assisted and educated Western Hills' employees with regard to all aspects of property management software. He assisted us with the setup and transition from paper accounting to Yardi software in 2001 and instructed all our employees in the use and best practices of property management software accounting and security. Over the years, Mr. Jonilonis has consistently provided us the technical expertise to keep our system running smoothly and securely. Mostly recently in 2015, Mr. Jonilonis helped us transition to new bank accounts and conduct a search for fraud in our accounting system after we realized an employee had stolen from our corporate checking account. No theft was found in the management accounts, but the thoroughness of his search gave us peace of mind that we could move forward with our systems. I do not hesitate in recommending Mr. Jonilonis for any and all consulting relating to property management accounting systems.
I have known Dick Jonilonis for many years professionally through his association with the Board of Realtors and trade shows. When I decided to start my own property management company in 1995 he was my choice to provide my property management software. He also introduced me to various vendors that were able to provide my IT work and phone systems. Once up and running he provided the ongoing training to keep my employees proficient. He started a user group whereby I could meet and discuss the property management business with other business owners like myself. He was also only a phone call away to assist with software issues.
When I decided to replace my outdated property management system in 2013 I again looked to his expertise to advise on the various options and selected one of the programs he recommended. He again was extremely helpful implementing the plan and assisting in the changeover. He was also there to make sure we were taking full advantage of all the features the program offered. He kept in contact with us via his newsletter discussing current happenings and new features coming online.

We are a San Diego Property Management firm in business since 1995. My association with Dick Jonilonis goes back to that year when we purchased our first management software, Yardi Systems. Dick was able to provide and install the software, help train employees, provide assistance with accounting and just about anything else a new business struggles with.
Over the years as our business grew, Dick’s assistance with problem solving was extremely helpful. He has worked with the employees of my office to ensure their understanding of BRE accounting, reporting and other requirements. I cannot overstate how important it has been to have someone who is in tune with Sacramento and the new rules or different interpretations of existing rules and who has been diligent in keeping us informed of these changes as they occur.
A few years back we changed software going from Yardi to Rent Manager. This process is rarely a smooth transition but Dick and his office once again were instrumental in the successful implementation of the software and transfer of data making it a relatively painless occurrence.
